First Colony turns 9,700 acres of cane land into subdivisions

Sugarland Properties, a partnership of Gerald Hines and a Royal Dutch Shell pension fund, started work in 1976 on a master plan covering nearly ten thousand acres of former sugar farmland. It grew into 98 named neighbourhoods holding around 50,000 people, with its own mall, country club, schools and hospitals. First Colony is the point where the Imperial company town stopped being a company town and became one of the fastest growing suburbs in Texas.
