Phipps Garden Apartments

Phipps Houses, the model tenement charity the steel magnate Henry Phipps set up in the 1900s, built 472 apartments on the northeastern edge of Sunnyside Gardens in two phases from 1931. Clarence Stein, who had planned Sunnyside Gardens next door, was allowed to close a city street here as he had not been allowed to do there, so the first group encloses one large court instead of several small ones. Marjorie Sewell Cautley laid out the gardens. It was the charity's first new building since 1912.
