Pecan Grove becomes Richmond's first master-planned community

Bruce Belin and Associates bought about 1,450 acres of farmland northeast of Richmond in 1973 and started building at the end of that decade, wrapping the streets around a 27 hole golf course and keeping the old pecan trees the place is named for. It was sold as Pecan Grove Plantation before the name shortened. The population passed 9,500 by 1990 and reached 22,782 in 2020. It has never incorporated, and a property owners association writes the rules instead of a city council.
